When is a real estate sales license not required in Texas? This is not an exhaustive list. However, a license is not required for anyone who engages solely in the following activities:

· Constructing, remodeling, or repairing a home or other building;

· Sponsoring, promoting or managing or other wise participating as a principal, partner or financial manager of an investment in real estate; or

· Entering an obligation to pay another person that is secured by an interest in real property.

Let’s say you have questions about investing in real estate and you do not know if you should have a license. I would suggest contacting a real estate lawyer that is also a real estate agent. Hire someone knowledgeable. There are many new laws and changes in the law. Did you know that real estate salespersons are now called real estate sales agents? The Texas Real Estate Commission (TREC) investigates whether someone is unlawfully practicing real estate sales without a license. TREC investigates complaints.
